Mixed-use apartment complex on the rise at 6055 W. Pico Boulevard

The Wiseman Residential project will feature 125 apartments situated above retail spaces

The timber framework is starting to rise above the sturdy concrete foundation of a mixed-use residential development in the vibrant Pico World district. Nestled at the address of 6055 W. Pico Boulevard, the Wiseman Residential venture is poised to unveil a six-story edifice hosting 125 apartments. Adding to its allure, the ground floor will feature 4,000 square feet of commercial space, complemented by semi-subterranean parking facilities designed to enhance convenience for residents and visitors alike.

Nestled at the bustling junction of Pico Boulevard and Crescent Heights Boulevard in the vibrant Pico World neighborhood, this apartment complex secured entitlement through Transit Oriented Communities incentives. These incentives paved the way for a larger structure than typically permitted by zoning regulations, adding to the allure of this development. In exchange for these bonuses, Wiseman is committed to allocating 13 of the newly constructed apartments as deed-restricted affordable housing, catering specifically to extremely low-income residents.

The architectural vision for 6055 Pico is masterfully crafted by Uriu & Associates, seamlessly blending Spanish influences with traditional materials. Residents can look forward to a host of amenities, including a tranquil courtyard and a stylish pool deck, enhancing their overall living experience.

The development site is conveniently located only two blocks west of the bustling junction of Pico Boulevard and Point View Avenue in the Pico World area. Recently, Cityview, based in Los Angeles, completed the construction of a comparable mixed-use building in this vibrant neighborhood. Their project boasts 123 apartments situated above retail spaces.

Aside from the Carthay project, Wiseman has successfully undertaken several developments along the prominent Pico corridor in the neighboring Mid-Wilshire community. This strategic positioning aligns with the dynamic growth and evolving landscape of the Pico World district.
